AZPW Maintenance Services Co., Inc., in Houston, Texas, will safely power wash the many surfaces that exist at your home, including: aluminum, vinyl, steel, wood, siding, stucco brick, stone, decks, driveways, patios, tennis courts etc. AZPW Maintenance Services Co., Inc. removes algae, dirt, fungus, grime, mold, mildew, stains and much more. The exterior surfaces of your home are always exposed to harmful elements, both man-made and natural. Ultraviolet light rays, wind, rain and dirt physically attack surfaces causing them to degrade, discolor, oxidize or chalk over time. Mold, mildew, birds, insects, spiders and tree sap can add to these effects. Then comes the assault caused by man-made elements such as industrial pollution and automotive exhaust, acid rain and chimney soot. These take their toll on your home over time. If not removed periodically they can destroy the beauty and reduce the value of your property dramatically. To maintain the appearance and value of your home, periodically cleaning of exterior surfaces is recommended. This may include your house, deck, roof, awnings, gutters, patio, walks, and driveway. The frequency of cleaning will depend on local conditions. Cleaning can greatly slow the ravages of nature and it will definitely enhance the beauty and preserve the value and livability of your home. Applications of protective coatings and sealers can supply longer term protection and enhanced appearance.
Algae mildew and mold is a common problem in some areas due to local conditions of heat, humidity and surroundings. Airborne mold and fungus spores can also produce similar harmful deposits. AZPW Maintenance Services Co., Inc., uses bio-degradable environmentally organic cleaners. Cleaning agents designed specifically to eliminate mildew and mold while also removing dirt and pollution. Oxidation or chalking is a chemical reaction between a painted surface, air and sunlight. This chalk film causes the finish of your house to appear dull or the color to fade. If the condition has not gone too far AZPW Maintenance Services Co., Inc., can often restore the finish to improve its appearance dramatically. Rain may cause chalk from the siding to run, streaking windows, brickwork and foundations.

The House Washing Process: AZPW Maintenance Services Co., Inc., safely cleans all types of siding. Contrary, the common practice of many inexperienced pressure wash contractors, our goal is to clean your house using as little pressure as is possible. This virtually eliminates concerns of water being forced behind siding, paint being blown off, and water being pushed in around windows and doors. Instead, we use environmentally responsible detergents to gently emulsify surface pollutants and kill mildew. Tough spots are scrubbed and then the loosened “dirt” is rinsed off. Typically our process is to start with the exterior of the gutters and work our way down to the foundation. We remove all surface oxidation, acid rain, general “fall-out” pollutants and mildew. When we are through with the cleaning process, we can apply a coat of Bio-Degradable Surface Sealant, which is specifically formulated to retard the growth of mildew and the build-up of pollutants and oxidation. With our powerful, yet gentle (safe for plants!) deck-cleaning organic cleaners, we are able to restore even the grayest deck to near original color. By using the cleaner, much less pressure is required, resulting in minimal loss of soft pulpwood and therefore, minimal splintering.
Why Your Roof Turns Black: Shingle roofs are manufactured with different degrees of quality. Most roofs applied by builders and roofing contractors are in the low to medium quality range with few, if any, fungus fighting elements like zinc or copper. Higher quality roofs are generally found on expensive custom homes and where the owner has taken a special interest in the quality of the roof. Contributing Factors: Black fungus requires three things to grow: heat, moisture, and a nutrient. Nutrients can be found within the shingle themselves while other variables contribute to and hasten fungus growth. The north side of the roof is usually the first to exhibit staining because the moisture remains there longer. Add to that, the type, grade and manufacturer of the shingle, the age of the roof, the close proximity of trees, pool, or lake, how hot and humid the weather is and if there are leaves accumulating on the roof. Now, you have most of the answer to the question why your roof turns black.
What You Can Do: If you do nothing, your 25-year roof will most likely last less than 15 years and your home will remain an unhealthy eyesore. You may even experience the wrath of your homeowners association. You can clean your roof yourself; a risky proposition, or you can hire a professional like AZPW Maintenance Services Co., Inc.
What We Can Do For You: We have the experience, training, and right products to know how to properly clean and maintain your roof. Our powerful, yet environmentally detergent is used to dislodge the fungus so it can be easily flushed from your roof without damaging the integrity of the shingle. The sad truth is however, that once your roof has been cleaned, it will get stained again quicker, sometimes a lot quicker than it did the first time. This is because its fungus-fighting capabilities have been diminished over time. We restore concrete and brick surfaces to a like new condition, all while using the most advanced cleaning process available. Combining hot water and specialty cleaners, we can make your walks or driveway look new again. We also offer water sealing that will protect your masonry surfaces from the damaging effects of the environment. Call us today for your free quote!

Painted Wood: Many homeowners are under the false impression that pressure washing will damage or cause harm to painted or stained surfaces. This is a myth that has no factual backing and has been caused by improper pressure washing either by homeowners themselves or inexperienced contractors. The fact is that yes, a pressure washer can remove paint or stain from a house or deck. But if the pressure washing is being by a trained user this should never occur, “unless this is the home owners request”.
Painted or stained surfaces do not necessarily require “high” pressure. Our system relies on our detergent to do the work. Our detergent is applied to the painted or stained surface and after sufficient dwell time it is rinsed down with hot water. The rinsing occurs from a distance that will have no effect on the removal of any paint or stain. Our methods are guaranteed to remove all mold, mildew, algae and any other surface stains leaving your paint or stain looking like new.
Windows & Glass: The final step to pressure washing a house should always be to flood rinse all windows and glass surfaces. Keeping the windows wet during the cleaning and thoroughly rinsing will typically leave your windows with few streaks. There always exists the possibility of water streaks drying on your windows. These streaks can easily be removed with a moist paper towel because our detergent is water based and safe for all glass surfaces even when it dries.
Artillery fungus? Artillery Fungus (aka “Shotgun” Fungus) appears as tiny black specks with a “head,” as we like to call it. It originates from organic mulches and literally shoots itself at 1/10,000 of a horsepower, attaching itself to vinyl, wood, windows, trim, downspouts, your car, or anything else in its’ path.
We have seen a slight increase in this fungus over the past few years. If you have ever had artillery fungus on your siding you know how difficult it is to remove. If you are the unfortunate homeowner who has had this occur your power washing job will be slightly more expensive. Unfortunately, our cleaning methods can only remove a minimal amount of artillery fungus. There is no known method currently available to remove artillery fungus 100%. We do recommend as an initial step that you immediately remove the mulch to prevent further damage to your home. Occasionally we get a call about tiny, “mysterious black specks” appearing on a homes siding, a wooden deck, or other surfaces. The spots seem impossible to completely remove. Though the specks appear to resemble insect feces, scale crawlers or possible air-borne pollutants, they are actually mature spore masses expelled from fruiting bodies of a fungus known as “shot gun” or “artillery” fungus. This fungus develops in organic mulches. It is usually a greater problem in spring and fall, under cool, moist conditions under a temperature of 50 to 70 degrees.
Can this fungus be prevented? For locations plagued with this problem, consider switching to an inorganic mulch such as stone, pea gravel, etc. Or, a yearly addition of fresh mulch, so it completely covers old mulch, may lessen the problem, though it still may reoccur. We recommend complete removal of existing mulch prior to the application of an inorganic mulch, in order to lessen the chance of reoccurrence. It is also theorized that bark mulches may reduce the problem. If possible remove the mulch or place the mulch at least 30 feet away from any surrounding bright surfaces. Also Shotgun Fungus does not grow on cedar, redwood, or cypress which are on rot resistant woods. Avoid mulches made of wood chips or ground up wood pallets. Stirring up the mulch regularly to keep it dry retards the growth of Shotgun Fungus. We also recommend treating the surrounding area with a fungicide, as well as cleaning up any animal droppings and rotting wood, as these are also prime conditions for the artillery fungus to grow in.
Deep Cleaning Natural Wood Decking: Brand new wood will benefit from use of a wood detergent. Cleaning new wood will open wood pores and remove invisible surface barriers that inhibit proper coating penetration. For example, “mill glaze”, a common by-product of the milling process of Cedar and Redwood, is eliminated by cleaning. To bring out the natural beauty of any wood, our wash process removes dirt, mildew, and stains using strong but safe biodegradable cleaners. We developed our own unique wood detergents to provide you better results, even on wood severely damaged by the sun and rain. The cleaners are allowed to soak deep into the wood before we start the washing process. The surface is then pressure washed using very light pressure, avoiding damage to the surface of the wood. Once the wood has been thoroughly scrubbed with light pressure, we will then apply a wood brightener to bring out the natural beauty and color of the wood. This extra step leaves the surface of the wood exceptionally clean, bright, and properly ph-balanced ready to seal.
Deep Cleaning Natural Wood Roof Cleaning: Most homeowners who have a cedar roof don’t realize until too late that they should have been taking better care of the roof over their head. Unlike asphalt, asbestos, or slate roofs, cedar can be cleaned and preserved adding many years of life to the roof.
Cleaning and preserving a cedar roof can dramatically change the visual appearance. However proper care must be used regarding water pressure and detergent selection so not to damage the roof. Too much water pressure may loosen shingles and drive contaminants deeper into the wood; not enough pressure may not effectively remove the damaging contaminants. The presence of a bleaching agent in the detergent when washing natural cedar will change the color of the cedar instead of cleaning it. In the same way you should not bleach a dark article of clothing because it will change it’s color, we would not bleach a cedar roof destroying its’ golden brown natural color.
Unfortunately we cannot keep your roof looking like new forever. Within a couple of years the cedar will start turning gray again and go through its’ natural aging process. “Peace of mind” will come from knowing that your newly cleaned roof will enjoy protection against further rain and sun damage that will last many years.
The safety aspect of completing a job like this should also be noted. Our trained and certified personnel can safely complete the job using ladders, roof hooks, ropes, life lines, body harnesses, and aerial boom lifts when needed. An inexperienced person should never attempt to scale a roof for pressure cleaning. It takes many years of on the job practice to completely master the safety issues of climbing on a wood roof.
In sum, spending the money to have your cedar roof preserved every five to ten years will save you the cost of prematurely replacing a section of your entire roof. As anyone whose paid for a new cedar roof knows, this is an extremely expensive job.
